      Little Things Matter

As you have no doubt discovered by now, Avington Place is a friendly, comfortable community of children, adults, seniors, and pets. While some neighbors spend more time in leisure activities, taking notice in every little thing, others are in their busiest time of life, juggling kids and careers. The point is, the little things do matter, and can make a difference in how we co-exist as neighbors. The best insurance for having good neighbors is to be a good neighbor. Taking care of the little things can prevent them from becoming "big" things that tear at the fiber of our neighborhood.

Detailed legal information can be found in the documents below, but here are some "good neighbor" tips that are important to the residents of Avington Place. Please contact the HOA Management Company if you have any questions, as these tips do not cover every issue and requirement as outlined in the Covenants.

Exterior Maintenance: Keeping your property clean, orderly and attractive speaks loudly about the kind of neighbor you are. It is the owner's responsibility to maintain the exterior, as well as all landscaping and grounds, of your home. Garbage containers, recycling bins and other items should be stored away either in your garage, storage shed, or behind your home (hidden from street view).

Window air conditioning units and fans, as well as other additions or alterations  that change the continuity of the homes in the neighborhood are not allowed by the Covenants, which state: "The Declarant shall not approve any improvements which it determines, in its discretion, not to be in harmony of external design, construction and/or location in relation to the surrounding structures, topography or the general plan of development of the Subdivision."

Landscaping: Lawns should be watered (within watering restriction guidelines as set by the City of Raleigh) and mowed on a regular basis, weeds removed from flower beds and litter removed from lawns and adjoining streets. Doing these things not only keeps your home in compliance, but makes it an attractive part of the community.

Mailboxes: Mailbox maintenance is one of those little things that neighbors notice. Approved mailboxes were installed as part of the initial construction, after that however, it is the homeowner's charge to maintain them. Cracked posts must be repaired or replaced, and mailboxes must be black. Lowe's has the style of mailbox that conforms to our architectural guidelines at a low cost to the homeowner (either metal or plastic). Approved brass street numbers must be installed on each mailbox post.

Pets: Pets must be on a leash at all times. As a courtesy to your neighbors, please do not allow your pets to use the bathroom in their yards, and remember to please pick up after your pet.

Parking: Long-term parking or storage of boats, trailers, campers, motor homes or similar vehicles on any street or lot in Avington Place is not allowed. Cars must not park on sidewalks or strips of grass between the sidewalk and the street.

Fencing: All fencing must be approved by the HOA Architectural Committee. A fence can be 4',  5' or 6' -- 4' must be dog-eared pressure treated wood; 5' or 6' must be scalloped pressure treated wood. [Click on pictures for larger view.]
